These loans are fully funded at the start of the loan, and funds are disbursed as the project progresses. We can generally lend up to 60% of the finished value of the home, and we lend on second homes, spec homes, and investment properties, but we cannot lend on a primary residence.
We offer purchase and refinance loans for residential investment property. These loans generally have a term of 12 to 36 months with no prepayment penalty, and we can lend up to 65% of the property value. Whether you’re looking to fix-and-flip or buy-to-rent, we’ll work with you to structure a loan that meets your needs.
Granite Funding also offers loan on various types of commercial property. These loans generally have a term of 12 to 36 months and we can lend up to 50% of the property value. We can lend on office, retail, industrial, or mixed-use property, but we cannont lend on gas stations or other properties with enviormental hazzards.
